How do you know you helped your clients get a great deal? When you get a call from another agent 2 weeks after closing, wanting to know if his client can buy the condo from your clients for $75K more than they paid.

Some clients bring more cash to the table than others, but higher down-payments don’t erase all the challenges in a competitive market. In our areas, lots of people are sitting on healthy bank accounts, so we still have to be prepared to act quickly and make attractive offers. 

After searching for months and losing on several bids, these buyers were all over 234 Concord right when it hit the market. We went for a tour the day it was listed and did our pre-offer inspection the next day (I had to call 12 home inspectors to find one who would meet us at 5 PM on a weekday with less than 24 hours notice).

We put in an aggressive bid before the offer deadline to see if we could get them to cancel the open houses, but when that didn’t work we made an even better offer the following week at the deadline. There was a delay with the sellers being in Australia, but we were able to come to terms and pursued a quick timeline to closing before the July holiday.
